It is important when choosing a contractor that you find a contractor that is right for you. Below are a few items that can help you in making sure that you find the right one that fits your needs!
Verify Insurance
It is important that a contractor be properly insured to protect you from potential legal problems. There are two types of insurance that you should ask for:
- Workman's Compensation Insurance protects you in a case a worker is injured on your property.
- General Liability Insurance protects you in case a contractor damages your property.
Contractor History
Check the contractor's license status and complaint record with the Registrar of Contractors office.
Communication
Communication, communication, communication! During the interviewing process, you should feel comfortable speaking with him. You should feel comfortable asking questions and the contractor should have a good answer or solution to your questions, after all, this is a big investment!
References
Ask for references and contact them! This is the best way to judge a contractor's experience and professionalism. Don't be afraid to ask them questions, such as:
- How was the quality of the workmanship?
- How timely was the contractor on completing the job?
- How were the subcontractors and workers on the job?
- Would you ever use this contractor again?
Contract
Always have a legible written contract that consists of the following:
- Contractor's name, address, phone number and current license number
- Homeowner's name, address and jobsite address
- Payment schedule with a grand total of the contract price listed
- Detailed description of the job specifications
- Signature of all parties to the contract and date signed
- Get all change orders and credits in writing with a date and a signature
Pricing
Don't hire based on lowest price alone. Examine and breakdown each estimate and make sure you are comparing each estimate in detail (i.e. type of materials being used). If the contractors price is much lower than other estimates, his workmanship may not be up to par with others or the contractor may have made a mistake in his pricing.
It is important when making a decision on the right contractor for you that you weigh all factors-price, references, time in business, and professionalism before making a decision.
